Why 55+ communities need experienced movers
55+ communities run on rules. Some require move-in only on weekdays. Some require COIs (Certificates of Insurance) on file 48 hours in advance. Some have time-of-day restrictions, elevator-only-with-pad rules, gate-clearance forms, or HOA notification windows. A generalist mover learns these the hard way — on move day. We learn them up front.
HOA paperwork handled
Move-in approval forms, board notification, vendor registration — submitted 7–10 days before move day.
Gate clearance
Guard-gate manifests, vehicle decals, and crew pre-registration with the community office. No surprises at the front gate.
Elevator scheduling
Reserved elevator with pads installed. We work around the building’s allowed move-in hours (some require 9–3 only).
COI on file
Certificate of Insurance issued in the community’s required format (named additional insured, coverage minimums) and delivered 48 hours ahead.
Time-of-day windows
Many 55+ communities restrict move-in to weekdays only, or to specific hours. We schedule arrival, unload, and crew shifts around those rules.

Tight stairwells, narrow turns, glass railings, balcony rules — we plan the route through the building before move day.

Your 55+ move-day checklist
- Two weeks out: we submit HOA paperwork on your behalf.
- One week out: COI issued in the community’s required format and delivered.
- 48 hours out: gate manifest filed, crew pre-registered, elevator booked.
- Day before: route through the building walked — tight corners, glass railings, balcony rules confirmed.
- Move day: crew arrives in the move-in window, sets up elevator pads, completes the move within community hours.

Do you submit the HOA paperwork for us?
Yes — once you give us the community name and your move-in date, we handle the move-in approval forms, board notification, and any vendor registration required.
What if my community only allows weekday moves?
That’s common. We schedule mid-week moves at the same rates — just plan dates farther in advance.
Can you provide a Certificate of Insurance?
Yes. We issue COIs in any format your community requires, with the community/HOA named as an additional insured, and deliver it 48 hours before move day.
What if my unit has tight stairs?
We walk the route before move day. Shuttle trucks, hoisting, or alternate-route plans built into the quote upfront — no surprises.
